An M3M EOI (Expression of Interest) is an early token payment that puts you in line for a unit in an upcoming or newly launched M3M project. It does not buy you a flat. The amount changes from project to project, and whether you get it back depends on what the written form says, not on what you are told over the phone.
In short:
This guide explains how the M3M EOI works, what to read before you sign, and when it makes sense to wait. For the current list of projects at this stage, see M3M new launch projects.
EOI stands for Expression of Interest. When a developer is about to open a project, or has just opened one, it may invite interested buyers to fill in a form and pay a token amount. In return, you usually get a priority number or a place in the allotment process.
Think of it as a way of telling the developer that you are a serious buyer. It is different from a booking. At the EOI stage, you may not know your exact unit, the final price or the final payment plan. Those details come later, when units are offered.
That is why the same rule applies to every M3M EOI: you are paying for a place in the process, so the terms of that process matter more than the sales pitch.
There is no single M3M EOI amount. It is set project by project, and often by the size of the home. Here is what we have on record for current M3M launches, as of November 2026:
| Project | EOI amount | Status of this figure |
|---|---|---|
| M3M Jacob & Co Residences, Noida | ₹25 lakh for 3.5 BHK; ₹50 lakh for 4.5 and 5.5 BHK | Listed on our project page |
| M3M Brabus, Gurgaon | About ₹51 lakh | Reported by market listings; not confirmed |
| Other M3M launches | Varies | Ask for the current amount in writing |
These figures can change at short notice. Treat them as a starting point, and confirm the amount, the unit type it applies to and the payee name before you pay.
Often yes, but only on the conditions written in that project's EOI form. There is no single rule that covers every M3M project, so a verbal "it is fully refundable" is not enough. Disputes over EOI refunds usually start when a buyer relied on what was said and not on what was signed.
Here is how the question usually plays out at each stage, and what to confirm in writing:
| Situation | What is common | What to confirm |
|---|---|---|
| You change your mind before allotment | Often refundable | The last date to ask, and how long the refund takes |
| You are not offered a unit you want | Often refundable | Whether "not suitable" counts, or only "no unit offered" |
| The project is delayed or does not launch | Should be refundable | Whether interest is paid, and after how long |
| You withdraw after accepting a unit | A deduction may apply | The exact amount or percentage that can be deducted |
Ask one more question: does the EOI amount get adjusted against the price of the unit? In most cases it should, but it is worth seeing that in writing too.
These three terms are often used as if they mean the same thing. They do not.
| EOI | Booking amount | Allotment | |
|---|---|---|---|
| What it means | You have shown interest | You have committed to a unit | A specific unit is assigned to you |
| Unit fixed? | Usually no | Yes | Yes |
| Price fixed? | Usually no | Yes | Yes |
| Walking away | Depends on the EOI form | Deductions are likely | Governed by the allotment letter and agreement |
Two parts of the Real Estate (Regulation and Development) Act, 2016 matter most here.
M3M projects in Gurgaon, Manesar and Panipat fall under Haryana RERA, and projects in Noida fall under UP RERA. You can look up a registered project on the state RERA website, where the promoter, the approved plans and the completion date are listed.
If a project does not have a RERA number yet, do not treat any price, floor plan or possession date as final, and take advice before you commit money. This guide is general information, not legal advice.
It can, but do not assume so. Early buyers may be offered launch pricing or a better choice of units. But at the EOI stage, the price is often only indicative, and it can move before units are actually offered.
Ask whether your EOI locks in a price or only a place in the queue. If the answer is a place in the queue, compare the final price at allotment with what you were told. Our guide to the M3M Brabus payment plan shows why a full cost sheet matters more than the base rate.
An EOI can make sense if you have already decided on the location and budget, you can comfortably keep the amount locked up for some months, and the refund terms are clear. It is a good way to get an early choice of units in a project you already want.
It makes less sense if you need a home soon, if you are still comparing areas, or if the EOI amount would stretch your savings. In that case, look at ready and under-construction options first. Our guide to M3M new projects and launches covers how the projects compare.
EOI stands for Expression of Interest. It is an early token payment that shows you are interested in buying in a project.
It is often refundable before you accept a unit, but it depends on the written terms of that project's EOI form. Check the conditions, deadline and any deductions before you pay.
It varies by project and home size. For example, our project page lists ₹25 lakh for a 3.5 BHK and ₹50 lakh for 4.5 and 5.5 BHK homes at M3M Jacob & Co Residences, Noida. Confirm the current amount before you pay.
No. It gives you a place in the process. The unit is confirmed only at allotment, once you accept and complete the booking.
Be careful. Under the RERA Act, a project generally has to be registered before units are offered for sale. Without a RERA number, you have far less to rely on, so take advice before you commit money.
It normally is, if you go ahead with the purchase, but confirm this in the form.
EOI amounts are usually paid from your own funds, because the unit and the agreement are not final yet. Speak to your bank about loans once a unit is allotted.
